Can you hold a place before I apply?

Unfortunately, we are unable to hold rental units without payment of a security deposit.

Do I pay first month’s rent and last month’s rent with my security deposit?

The security deposit is separate and cannot be applied to any month’s rent. First month’s rent and security deposit are paid when the lease is signed.

How old do you have to be to apply?

For our vacation rentals, you must be 18 years of age. For our age-restricted RV and mobile home communities, you must be 55 years or older.

Is the deposit refundable?

If there is no damage and you comply with your lease, the deposit will be returned to you within 15 days of move-out. Otherwise, we will provide you with written notice within 30 days of your move-out why some or all of the deposit won’t be returned, in accordance with the Florida Landlord Tenant Act.

Do you accept Section 8 vouchers?

Yes, our affordable rental properties accept Section 8/Housing Choice Vouchers. You can look for the property at https://www.gosection8.com/ or contact the property manager directly.

Who needs a cosigner?

A cosigner acts as a guarantor, promising to pay your rent if you can’t do it. If you do not meet our qualifying guidelines alone then you can get a cosigner.

You have a property I want to rent. How do I apply?

You can click here to apply and pay the application fee online, or you can apply in person at any of our properties. Once your information and the application fee are received, we will begin the screening process.

How do I pay rent?

Our preferred rent payment is online through your tenant portal. You also can pay by check or money order at the property manager’s office

I want to get a pet. What do I do?

Small pets are warmly welcomed at our properties. Pets can be no more than 25 pounds, and there is a non-refundable pet deposit.

I want to move out, but my roommate wants to stay. What do I do?

If you can find someone to take your place, that person will have to apply and qualify just like you did. If they are approved, a new lease will be written with the new tenants. If you cannot find anyone, you are still obligated to pay under the terms of your original lease.

My lease expiration is coming up and I want to move out. What do I do?

You must provide us with a 30-day written notice of your intent to move-out.

Who is responsible for paying for repairs & maintenance requests?

The property owner is responsible for most repairs. However, if the damage was caused by you or it is related to an area under the tenant’s responsibility in the lease, then it would be your expense. All repair requests must be made in writing to the office, regardless of how it occurred.
